Short-term rental business advisory

Find what your STR business is leaving on the table.

For owners, operators and property managers who know there are parts of the business that could be working better.

We look through the numbers, guest behaviour, listings and day-to-day operation to find the opportunities, recurring problems and useful questions that are easy to miss when you are busy running the business.

How Stay Advisory thinks

Sometimes the problem isn’t where you think it is.

A listing problem might actually be pricing. A guest communication problem might be a process problem. Rising revenue might be hiding shrinking margins. The useful part is looking across the business and joining those dots.

  • Revenue & Margin
  • Guests
  • Listings & Distribution
  • Operations
  • Systems & Technology

That’s why Stay Advisory looks at the business as a whole, rather than one metric, platform or department in isolation.

Who it’s for

Owners, operators and property managers at different stages.

Stay Advisory is most useful when there are real bookings, guests, systems and operating history to learn from. Whether you’re scaling a smaller portfolio or managing dozens of properties, we’ll look across the business to find where the opportunities are.

If you’re earlier in the journey, that’s okay too. If there’s something you’re trying to work out, get right from the beginning or avoid learning the hard way, it’s still worth a conversation.

How it works

Think you could be doing better somewhere? Let’s talk about it.

Tell me about your business, what’s working, what isn’t, or anything you think could be better. I’ll bring a fresh pair of eyes and my experience working inside STR operations every day, and we’ll work out together where it makes sense to start.

01

Book a call

No polished brief needed. Just tell me what’s going on.

02

Talk it through

We will explore the context and agree what questions are worth answering.

03

Follow the evidence

We review the agreed information, record what is missing and avoid filling gaps with guesses.

04

Work through the findings

We sit down together to discuss the patterns, priorities and practical choices.

Experience from live STR portfolios

Ideas that have been tested against real operating data.

These examples from previous in-house STR work show the kinds of questions we have worked through and the systems we have built.

A small margin change, found at portfolio scale

A £1-per-booking adjustment produced over £4,000 in additional annual revenue across an established STR portfolio.

Past guests turned into a deliberate strategy

A targeted approach was associated with over £19,000 in repeat and long-stay booking value over four months.

A booking problem became a longer stay

Conflicting reservations were restructured to secure a continuous 32-night occupancy period, including a 28-night direct extension.

A new guest-protection programme

A damage-protection programme reached approximately £1,000 per month in gross purchases during its first three months.

Subscription leakage found and corrected

Historic credit was recovered and an ongoing monthly software charge was reduced.

Repeat work became a repeatable workflow

A high-volume routine task became a repeatable, data-informed workflow built around the content strategy, reducing manual effort while keeping human judgement in the process.

Questions

A few things you may want to know.

Which package should I choose?

The Opportunity Audit is useful when you want a view across the wider business. Guest Intelligence is useful when selected properties and the people booking them need a closer look. If you are unsure, book a call and tell me what is happening.

What data do you need?

It depends on the question. Useful sources can include PMS reservation data, pricing and discount rules, fees, reviews, direct-booking records, software costs and guest communications. I only ask for information that can help answer the agreed questions.

Will you need access to all our systems?

Usually not. I prefer exports and time-limited, least-privilege access. Live system access is only requested when an export cannot answer an agreed question.

How long does the Opportunity Audit take?

The target is under one week once prompt access to the complete agreed data pack is in place. Delayed, missing or materially inconsistent information may affect the date.

Do you implement the recommendations?

Implementation is agreed separately. You can act internally, work with existing suppliers or ask me to scope a focused implementation project.

Is the Opportunity Audit daily revenue management?

No. It can examine revenue and pricing evidence, then connect that picture with listings, guest behaviour, operating systems, cost and the team’s capacity to implement change.

Can you guarantee a financial return?

No. I show the evidence, assumptions, level of confidence and a sensible way to measure what happens next. Results still depend on your market, data, decisions and implementation.

Will our data be confidential?

Client information is used for the agreed work and handled through the agreed workspace and access controls. Retention, deletion and processor terms are set out in the engagement documents and privacy notice.

Can anyone book a call?

Yes. You do not need to prove that your business is a particular size or know which package you need. A first conversation is simply a useful place to begin.

If you are unsure which package fits, that is completely fine. We can work it out together.
